Now may be the best time to buy real estate that we will see in our lifetimes.  In Atlanta, housing starts remain at record lows, down over 80% from the peak.  Closings exceeded starts 8 out of the last 9 quarters.  New home inventories are 31% lower than this time last year.  Prices are getting back to levels not seen since the year 2000.  Mortgage rates are at historical lows and expected to rise as the economy recovers and inflationary pressures build.  Many properties are currently priced below their replacement costs.  Costs to build and costs of financing projects will increase as the economy recovers.  Remember, the "bottom" will not be declared until we are well past it.  We believe that we are at or near bottom now.  The federal and state tax credits are expiring this fall.  Is it worth the risk to wait or is it time to take advantage of a great opportunity now?
