Did You Know There Are Tax Credits & Free Loan Programs Available?

	$8000 Federal Tax Credit for First Time Home Buyers - The United States Congress passed the final version of the new economic stimulus bill and it was signed into law by President Obama on Tuesday, February 17.  The law includes a new $8000 Tax Credit for First Time Home Buyers (10% up to $8000) for purchases closed by December 1, 2009.  HUD is expected to announce new options that allow the Tax Credit to be used for your downpayment!
	$1800 State of Georgia Tax Credit - On May 11th, the Governor signed House Bill 261 which provides a $1800 State of Georgia Tax Credit (1.2% up to $1800).  This new tax credit is available for new homes, resales that were listed prior to May 11th and foreclosure properties.  Purchases must be closed by November 30th, 2009.
	$14,000 Free Loan Program For Buying Foreclosures - The Georgia Department of Community Affairs also provides a $14,000 Free Loan Program with the Georgia Dream NSP program.  This Neighborhood Stabilization Purchase program provides buyers of designated foreclosures a secondary loan that is forgivable over time.
	Federal Energy Tax Credits - The Federal government also provides a significant list of Energy Tax Credits for the purchase of energy efficient products including windows & doors, HVAC, water heaters, hybrids cars and more.  Sellers or buyers may now invest in items that provide both tax relief and long-term monthly savings as energy prices are expected to rise.
